When junk becomes a problem for your property

Your cleaners are booked. The unit is still full.

We remove the items your residential tenants left behind so your cleaners, painters or flooring crew can get started:

  • Old furniture, mattresses and bed frames
  • Unwanted refrigerators, washers, dryers and other appliances
  • Bagged garbage, boxes and household junk

Tell us when the next crew is due so we can check availability ahead of them. Same-day removal is available when the schedule allows.

Clear the junk getting in the way.

Junk left inside units, in shared spaces or outside can create problems across the property:

  • Take up space and obstruct access Old furniture, appliances and piles of junk can make storage rooms unusable or get in the way of maintenance work.
  • Hold up cleaning, repairs and showings Tenant leftovers can keep cleaners, painters and flooring crews from starting, delaying the next step in a turnover.
  • Leave the property looking neglected Discarded items in common areas and outdoor spaces can make a poor impression on residents and prospective tenants.
  • Create pest problems that affect residents Clutter can shelter cockroaches, mice and rats, while food waste attracts them. Infestations can contaminate living areas and aggravate residents’ allergies or asthma.
  • Create unpleasant odors for residents Food waste, damp furniture and soiled items left sitting can produce odors that make nearby units and shared areas unpleasant for residents.

Tell us what needs to go and where it is on the property. We dismantle items where needed, carry out what you approve for removal, and handle loading and disposal—so your maintenance team can stay on repairs without arranging a vehicle or making a disposal trip.

Already dealing with a pest problem? We also remove pest-infested junk for an additional charge. Tell us about the infestation when requesting your quote so we can plan the handling and explain the extra cost before work starts.

An abandoned unit needs a full clear-out.

Rooms, closets and outdoor areas may all need clearing. You decide what is approved for removal and what must stay. Send photos of each area so the quote covers the full scope, including bulky furniture that needs taking apart.

Repairs have left a pile of debris.

We haul away old carpet and padding, removed cabinets, drywall and other agreed repair debris. Send photos of the materials and their location. We can collect a staged pile or carry items out, with heavy materials and extra handling reflected in the quote.

An office or shared space needs clearing.

A commercial tenant has moved out, or your leasing office and storage rooms need space back. We remove:

  • Office furniture, including desks, chairs and tables
  • Filing cabinets and unwanted shelving
  • Office equipment and electronics
  • Other approved junk left by commercial tenants

Have a showing or inspection coming up? Include the deadline when requesting a pickup so we can confirm availability.

Need cleaning after the removal?

We already perform cleanouts and follow-up cleaning for property managers. Standard removal includes a sweep of the work area. Pre-Make Ready Cleaning is available for an extra fee; ask us to include it in the quote so you can arrange both services through us.

Need junk cleared at your property? Send photos, the address and when you need it done. We will confirm pricing and availability.

Check the finished job without driving over

You do not need to be on site if we have access and clear removal instructions. Here is what we need from you and how you can check the work afterward.

Give us the access details

Send the property address, unit number and any gate or garage code needed. Include parking instructions and access hours so we can plan the visit.

Stay informed during the visit

We agree on an arrival window and text or call about 30 minutes before arrival. If we find something that looks personal or valuable, we stop and check with you before it goes.

Review the completion photos

We send before-and-after photos so you can check the cleared area and keep a record for the property owner or your turnover file.

What our customers say

“Exceptional communication throughout booking, to the time they arrived on-site. We had a mixture of both large and small items to dispose of, and pricing was very fair. They double checked everything we requested they take was handled, and made sure we also aligned. I’d use their services again for any future needs.”

Dustin W. Hired on Thumbtack

“He was great, I would absolutely recommend and rebook if ever I’m in need of servicing again! Quickly accommodated my short-notice pickup of less than 24 hours. I’m very grateful”

Questions from property managers

What happens if something is damaged during the removal?

We carry items out carefully to avoid damage to walls, floors, doors and anything around the work area. We are licensed and insured, and one of the owners is on every job. If we damage something during the removal, we take responsibility for it. You deal directly with Will or Casi.

Can one property account cover rental houses, apartments and commercial spaces?

Yes. We work with managers of rental houses, apartment communities and commercial properties. Send the addresses and the type of work needed at each property so we can confirm coverage and discuss account rates. A unit cleanout, office clear-out and regular bulk pickup can involve different amounts of material and labor.

What information do you need to quote ongoing service across our properties?

Send your company name, property addresses, photos of a typical pickup and how often you expect to need us. Include where the items are collected from, any stairs or long carries, and whether dismantling is needed. Tell us if the amount varies significantly between visits.

We use those details to discuss the scope, pickup frequency and account pricing. Net 30 invoicing is available for commercial accounts, with a W-9 on file and a certificate of insurance available on request.

What do you need to know before collecting pest-infested or heavily soiled items?

Tell us about any known or suspected pests, including bed bugs, cockroaches or rodents, and describe any food waste, droppings, dampness or heavy soiling. Send photos and explain where the items are located so we can plan the handling before arrival.

We remove pest-infested junk for an additional charge and explain the extra cost before work starts. Junk removal does not treat an infestation in the building. See how our pricing works →
