Tenant move-out

Abandoned unit or eviction
Once you give us the OK, we clear the whole place: furniture, clothes, kitchen stuff, food and all. Nothing goes until you say so.
Furniture and appliances left behind
A dead fridge, a broken washer, a stained sectional. We disconnect standard appliances and haul it all out, so you don't have to set up separate pickups.

We photo it, clear it, sweep it
We take "before" photos, load everything out, check with you on anything personal, and sweep up.

You get the "after" photos
Before-and-after photos for your records. Pay when it's done, or on Net 30 if you have an account.
Need it make-ready? For an extra fee, we'll clean the unit after we clear it, so it's ready for the next tenant.

Rental cleanout questions
How much does a rental cleanout cost?
A one-time rental cleanout can follow our standard volume pricing, starting at $95 for 1–2 regular items and going up to $600 for a full 14.5-cubic-yard trailer. Larger units, jobs that take multiple loads, multiple properties, or recurring turnovers can be priced as a larger commercial job or account instead. Regular clients can also have rates set up in advance.

Often the same day or the next, depending on the schedule. Text us the address and photos as soon as the tenant is out, and we'll give you the soonest time we can be there.
Do I need to be there?
No. Just tell us how to get in. We send you before-and-after photos, so you can see the unit is cleared without driving over.
What if the tenant left personal things behind?
If something looks personal or valuable, like papers, photos or jewelry, we stop and check with you before it goes. You decide what stays and what goes. Nothing leaves until you give the OK.
Can you clean the unit after you clear it?
Yes. For an extra fee, we'll clean it after the cleanout so it's ready for the next tenant. We always sweep up either way.
Will I have proof for the security deposit?
Yes. You get before-and-after photos on every job, and account clients get an invoice for their records.
Do you take bagged trash and spoiled food?
Yes, along with everything else the tenant left. If there's mold, bed bugs or other pests, that part gets its own price because it takes extra care. Mention it when you send photos.
